Blocked drains in Wanneroo, Banksia Grove, Carramar and Wangara

Tapping had 229 residents at the 2001 Census and 8,946 by 2011. That tells you how quickly farm and horticulture land west of Pinjar Road turned into streets. Hocking, Sinagra, Pearsall, Tapping and Ashby were all cut out of Wanneroo in the 1990s, and most homes in those estates are on sewer. East of the townsite it’s different again. Much of Mariginiup, Jandabup and Gnangara is still market gardens, horse properties and lifestyle lots, and not every one of them is connected to sewer.

The short answer

McDermott Plumbing clears blocked drains, toilets and sinks in Wanneroo, Hocking, Pearsall, Sinagra, Wangara, Banksia Grove, Carramar, Tapping and Ashby, and on the semi-rural lots in Gnangara, Jandabup, Mariginiup and Pinjar. Call (08) 6187 3999 or text 0406 882 648. Wanneroo is across the Gnangara pine belt from our Ellenbrook base, so we’ll give you a real arrival time when you ring. We clear with a drain machine or the hydro jetter and use a CCTV drain camera when a line keeps blocking. We don’t do septic tank or ATU work. If sewage is overflowing from Water Corporation’s main or onto the street, call Water Corporation on 13 13 75 as well.

Wanneroo, Hocking, Pearsall and Sinagra

The Wanneroo Road District was set up in 1902 and named after the Wanneroo wetlands, and the town’s agricultural show has run since 1909. Many families came to the district from Sicily, which is how Sinagra got its name in 1995, after the Sinagra family who arrived in the 1920s. Hocking was part of Wanneroo until 1994, and a few remnant market gardens still sit next to newer streets like the Belvedere Hills estate. Pearsall was the southern end of Wanneroo until the late 1990s.

So within a few streets you can have an older townsite house with its original drain and a 2000s or 2010s home on PVC. In the older homes it’s usually roots. In the newer ones it’s more often wipes, fat or building debris.

Banksia Grove, Carramar, Tapping and Ashby

These are estate suburbs. Carramar and Tapping started as one estate in the 1990s and both were named in 1997. Ashby, the triangle between Wanneroo Road, Pinjar Road and Conti Road, was subdivided in the late 1990s and is only about 40% developed for housing. Banksia Grove’s joint venture began in 2005 and planned around 3,300 homes, and its Coda precinct of two-storey houses on narrow lots only started in late 2018.

Being newer doesn’t stop drains blocking. The oldest Carramar and Tapping houses are now around 30 years old, and their gardens and street trees have grown enough to find a tired joint. On the newest lots it’s more often sand or grout left in the line from the build. If a near-new home blocks in its first year or two, we’ll tell you what we found so you can take it up with your builder.

Mariginiup, Jandabup, Gnangara and Pinjar: sewer or septic?

The State Government’s East Wanneroo District Structure Plan describes this area as mainly rural: market gardens, equestrian properties and rural lifestyle lots around regional parks and wetlands, including Lake Jandabup and Lake Mariginiup. The plan allows for about 50,000 new homes over the next 50 years or so, with sewer and water extended out from the serviced suburbs to the west. It also says most of the eastern part will stay zoned Rural or State Forest. A 2025 environmental report for one East Wanneroo precinct, published on the City of Wanneroo’s consultation site, notes that the rural properties there aren’t connected to Water Corporation’s sewer and run on septic tanks or alternative treatment units (ATUs).

Pinjar is mostly pine plantation and wetland, and only 78 people lived there at the 2006 Census. Gnangara has a residential estate from the early 1990s around Lakelands Drive, with semi-rural land around it. If you’re not sure whether your property is on sewer, ask Water Corporation. We clear blocked household drains, toilets and sinks on rural lots, but we don’t do septic tank or ATU work. If the problem is in the tank or the leach drains, you’ll need a septic specialist.

Wangara’s industrial units

Wangara is one of the busiest light industrial areas north of the river: warehouses, workshops, mechanics and car yards. Blocked drains here usually mean a staff toilet, a lunchroom sink or a floor waste, often in a strata complex where several units share a line. Tell us about access hours and any site induction when you book. We clear the drain. Pumping out a grease trap or a separator is a job for a licensed liquid-waste contractor, not us.

What blocks drains around Wanneroo

  • Roots in older townsite drains and in the first 1990s estate homes. Water Corporation says homes more than 15 years old are less likely to have PVC sewer pipe, and that a hairline crack is enough for a root to get in.
  • Sand, grout and building debris in new lines in Banksia Grove, Hocking and other recent estates.
  • Wet wipes, nappies and paper towel. Water Corporation says wipes don’t break down like toilet paper, even if the packet says flushable.
  • Fat from family kitchens. Water Corporation says fats, oils and grease cause 30% of its wastewater blockages.
  • Sand washing into outdoor gullies and grated drains on the coastal plain.

Blocked sink in Wanneroo?

In a Carramar or Banksia Grove kitchen, a slow sink is usually grease and scraps in the trap, or a dishwasher hose teed into the same waste. In an older Wanneroo townsite home, the waste pipe itself may have narrowed over the years. If only the sink is slow, try the safe checks in our blocked kitchen sink guide first. If the toilet or shower is slow too, or the outdoor gully is full, the blockage is further down the line, so stop using water and call. On a septic property, tell us when you ring. A whole house backing up there can be a full tank rather than a blocked pipe.

How we clear it

We find the inspection shaft or nearest sensible access point and clear the line with a drain machine or the hydro jetter, depending on whether it’s roots, fat or sand. If it keeps coming back, the CCTV drain camera shows what’s causing it and how far along the pipe it is. Jetting clears what’s inside the pipe. It doesn’t fix a cracked or dropped section, and if that’s what we find, we’ll say so.

If the blockage turns out to be in Water Corporation’s main, normally outside the property, it’s theirs to clear and we report it. Blockages within the property plumbing are the owner’s responsibility.

Common questions

I’m on a lifestyle block in Mariginiup or Jandabup. Can you clear my drains?
Yes, for blocked household drains, toilets and sinks. Tell us whether the property is on sewer or a septic system when you ring. We don’t do septic tank or ATU work, so if the problem is in the tank or leach drains you’ll need a septic specialist.
How do I know if my Wanneroo property is on sewer?
Most homes in the suburban estates are on sewer. On rural and semi-rural lots east of the townsite, many still use a septic tank or an ATU. If you’re not sure, Water Corporation can tell you whether sewer is available to your property.
Do you clear blocked drains in Wangara industrial units?
Yes. Staff toilets, lunchroom sinks, floor wastes and shared lines in strata complexes. Tell us about access and any site rules when you book. We don’t pump out grease traps or separators. That’s a liquid-waste contractor’s job.
My Banksia Grove home is only a few years old. Why is the drain blocked?
In new homes it’s often sand, grout or rubble left in the line from the build, or wipes and fat from everyday use. We clear it and tell you what we found, so you can raise it with your builder if it looks like a construction problem.
Who pays if the blockage is in the sewer main?
Blockages in your property plumbing are the owner’s responsibility. If it’s in Water Corporation’s main, normally outside the property, Water Corporation clears it. If we find it there, we call them in.
