Plumber in Girrawheen, Koondoola, Marangaroo and Alexander Heights

In October 1969 the State rezoned the Girrawheen area and set it aside for the State Housing Commission’s Mirrabooka satellite city. That plan never went ahead, but the Shire of Wanneroo approved a town planning scheme in 1970, and by 1975 Girrawheen and Koondoola had primary schools and a senior high school open. Marangaroo’s first primary school didn’t open until 1987.

Girrawheen and Koondoola: the 1970s core

The Shire gazetted the name Girrawheen, meaning “place of flowers”, in June 1970. The schools show how quickly it filled: Blackmore Primary opened in 1971, Hainsworth Primary in 1972, Girrawheen Senior High in 1974 and Girrawheen Primary in 1975. Koondoola, next door, was mostly built in the 1970s too. Koondoola Primary opened in 1975 and Koondoola Plaza in 1978, and before that a large part of the suburb had been a regional landfill site. Its bushland reserve has had major fires as recently as 2012 and 2021.

So the oldest houses here are now around fifty years old. Unless the pipework has been replaced, that means sewer lines, copper supply pipe and hot water positions that date from when the house was built.

Marangaroo and Alexander Heights

Marangaroo, between Wanneroo Road, Hepburn Avenue, Mirrabooka Avenue and Marangaroo Drive, came later. Marangaroo Primary opened in 1987 and Rawlinson Primary in 2003, with the golf course in between. Alexander Heights was first named Alinjarra in 1977 and renamed in 1987 after Alexander Drive, its eastern boundary. Houses here are generally younger than Girrawheen’s, but even the newest streets are now past the 15-year mark Water Corporation uses when it warns about roots in sewers.

  • 1970s sewer lines under established trees. Water Corporation says homes over 15 years old are less likely to have PVC sewer pipe and more at risk from roots, and the Girrawheen and Koondoola houses are well past that. Slow drains, a gurgling toilet and an overflow relief gully that fills up are the early signs.
  • Original copper supply pipe: pinhole leaks, a water meter that keeps ticking with everything turned off, and water bills that jump for no clear reason.
  • Hot water units squeezed into a laundry or onto a side wall, now on their second or third replacement in the older streets.
  • Bathrooms and laundries that have been patched over the years, with old and new pipework joined behind the wall. We check what’s actually there before quoting a fix.

Renting? How urgent repairs work in WA

Consumer Protection WA says a landlord has 24 hours to organise repairs to essential services, which include the water supply, the hot water system and sewerage. For other urgent repairs, the landlord has 48 hours to organise a suitable repairer. Tenants should tell the landlord or agent as soon as possible, in writing if they can, and keep copies of everything.
