A railway suburb, built in stages
Bayswater grew in waves. The Bayswater Estate came first, after the railway opened through the district in 1881. In 1904 the Oakleigh Estate filled the gap between the two built-up parts. Housing then surged after the Second World War, including Meltham Heights, and by the early 1970s the suburb was almost fully developed. The last streets to go in were in the north-east. Many of the roads running parallel to the river follow an old subdivision into 5-acre lots, and splitting older house blocks is now commonplace.
Complaints about factories in the late 1920s led to one of WA’s first town planning schemes, which kept industry to the eastern end of the suburb. The light industrial area is still there. So a Bayswater call-out could be a workshop on the east side one day and an old house near the town centre the next.
Maylands: brick clay, an old airport and a lot of units
Maylands was developed in the 1890s on the north bank of the Swan. The Maylands Brickworks dug clay for bricks and tiles, and the old pits are now part of a golf course and housing. Maylands was also home to Perth’s main airport until the early 1960s, and the old airfield is now a police training area.
Maylands is far more unit-heavy than most of Perth. At the 2016 census about a third of its dwellings were apartments or flats, and about half were rented. That means plenty of strata and rental plumbing: shared pipes, leaks that travel from one unit to the next, and jobs booked through a property manager.

The jobs follow the age of the house and how the block has been carved up:
- Older houses with their original sewer lines, well past the 15-year mark that Water Corporation says makes PVC pipe less likely and tree roots more likely: slow drains, gurgling toilets and an overflow relief gully that fills up.
- Split blocks, where the new house needs its own sewer and water connections. Water Corporation requires the builder’s plumber to confirm where the sewer connection point is, and how deep it is, before work starts, so it pays to ask early.
- Original galvanised or old copper supply pipe in unrenovated homes: low pressure, rusty water after works on the street, or pinhole leaks.
- Units and townhouses: leaks between floors, shared hot water and after-hours access. Give us the strata or property manager’s details when you book.
- Hot water units in post-war and 1960s homes that are on their second or third replacement, often squeezed into a laundry or onto a side wall.
