Three generations of estate, side by side
Carramar came into being in 1995 as a subdivision of Neerabup, and Tapping, to its south, started out as part of the same Carramar estate. Carramar’s golf course was cut into the bush in 1994, and the schools followed as the streets filled: Carramar Primary in 2005, Tapping Primary in 2007. Ashby, the triangle between Wanneroo Road, Pinjar Road and Conti Road, was subdivided in the late 1990s, and only about 40% of it has been developed for housing.
Banksia Grove was part of Neerabup until the late 1990s. The Banksia Grove Joint Venture was set up in 2005 to turn it into a major residential community, planned at around 3,300 homes, with a 42-hectare Bush Forever zone of retained bushland and more than 30 hectares of parkland. Coda, close to the shopping centre, began in late 2018 and is mostly two-storey homes on high-density narrow lots.

The jobs here depend a lot on which stage of the estate you’re in:
- Carramar and Tapping houses from the mid-1990s on are all past the 15-year mark that Water Corporation uses when it warns about tree roots in property sewers. With gardens and street trees now well grown, a slow drain or a gully that fills up is worth checking before it becomes a full blockage.
- Hot water systems fitted when Carramar, Tapping and the first Banksia Grove stages were new are often now on their first replacement, or close to it. Water at the base of the unit, rusty hot water, or a relief valve that never stops running are the signs to start planning one.
- Two-storey homes on narrow Coda lots: a leaking upstairs shower or toilet shows up as a stain on the ceiling below, and the meter and hot water unit are often squeezed into a tight side setback. Tell us about access and parking when you book.
- The newest Banksia Grove and Coda homes may still be inside the builder’s window. Building and Energy WA says a complaint about faulty building work can only be made within six years of the work being completed, so raise a plumbing defect with the builder early. If it can’t wait, we can fix it and describe what we found on the invoice.
- Flexi hoses under sinks, basins and toilets that are as old as the house. When one of these lets go, it can flood a room quickly, so they’re worth replacing before they fail.

- If it’s working and not leaking, it may have some life left, but storage units don’t last forever. Replacing it on your schedule means you get to choose the unit and the timing, instead of taking whatever is available on the day it fails. We can look at it and give you a straight view.
