West Guildford, the river and the railway
The town grew out of the river grants of 1829. The Henty brothers’ Stoke Farm was sold in 1832 to Peter Broun, who renamed the homestead Bassendean, and West Guildford took the name in 1922. The river has always been part of life here: Success Hill overlooks it, and flooding in 1929 did serious damage, especially to the primary school oval.
It’s a railway town too. Commonwealth Engineering opened a rolling-stock plant in 1951, and the Rail Transport Museum has been here since 1974. Old Perth Road, the town centre, was part of Guildford Road until the 1970s.
Eden Hill and Ashfield
Eden Hill may take its name from an 1892 subdivision by Henry Brockman, and it was approved as a suburb in 1954. Ashfield started as a handful of railway houses near the line. In the late 1950s and early 1960s about 400 houses went up, mostly built by the State Housing Commission.
In the late 1990s, Ashfield’s housing was partly rebuilt at the same time as the infill sewerage project. Where houses sat side by side, every three that were knocked down were replaced by five to seven new ones. That leaves original 1950s and ’60s homes next to 1990s infill. The 1990s homes are now around 30 years old, so their flexi hoses, isolation valves and hot water units have had a long run. Ashfield still has a sizeable share of public housing rentals, and it contains Ashfield Flats, the largest river flat left in the Perth metro area.

- My drains keep blocking in an older Bassendean house. Why?
- In older homes the usual cause is tree roots getting into an old sewer joint, especially with big trees nearby. Clearing it fixes today’s blockage. If it keeps coming back, we’ll tell you what we found so you can decide whether that section needs repairing.
- Our Eden Hill hot water unit is over ten years old. Should we replace it?
- If it’s still working, not necessarily, but storage units commonly last around 8 to 12 years. Watch for water at the base, rusty hot water or a relief valve that runs constantly. Planning a replacement beats a cold shower and a flooded laundry.
