The short answer
Yes, McDermott Plumbing covers Hillarys, Sorrento and Marmion for licensed plumbing and gas: burst pipes, blocked drains, hot water repairs and replacements, leak detection and gas fitting, including plumbing on renovations of older beach homes. Call (08) 6187 3999 or text 0406 882 648. From Ellenbrook it’s a run across to the coast — we give you a real ETA.
Older beach streets and a marina suburb
Sorrento was surveyed as a private subdivision back in 1929 and Marmion was gazetted as a townsite in 1940, but both stayed mostly boatsheds and shacks until houses came in from the 1950s. Hillarys is newer: it was gazetted in 1971, and Hillarys Boat Harbour and Sorrento Quay opened in 1987–88, after which the suburb was fully built out by the mid-1990s. So on one street you can have a 1960s beach house mid-renovation and, a few blocks north, a 1990s home on its second hot water unit. Marmion Marine Park sits just offshore, and West Coast Drive takes the full sea breeze.
What we see around Hillarys and Sorrento
Coastal plumbing has a short list of repeat problems:
- Salt air on outdoor hot water: rusted brackets, corroded flue terminals and stiff isolation valves on gas units facing the ocean side.
- Exposed copper and outdoor taps on the western streets that pit faster than the same fittings a few kilometres inland.
- Sorrento and Marmion renovations: older beach homes being opened up, often with tired original pipework behind the walls — we check what’s worth replacing while it’s accessible.
- Hillarys 1980s–90s homes: flexi hoses, cistern valves and first or second hot water replacements falling due.
- Sandy coastal soil around buried supply lines, which can move and leak between the meter and the house; a meter that keeps turning with every tap off is the tell.
Hot water near the beach
A lot of calls here start with an outdoor gas storage or continuous flow unit that has stopped lighting or started leaking. Sea air shortens the life of brackets, flues and fittings, so when we replace a unit we look at where it’s mounted and whether it needs better protection. If you smell gas, get clear, avoid switches near the smell, and call ATCO on 13 13 52 for natural gas emergencies before or as well as ringing us.

Common questions
- Which suburbs around Hillarys do you cover?
- Hillarys, Sorrento and Marmion. For Kallaroo, Craigie or Mullaloo, see our Joondalup page; for Duncraig or Padbury, see our Duncraig page. Call (08) 6187 3999 with the street if you’re not sure.
- Why does my outdoor hot water unit in Sorrento wear out so fast?
- Salt spray. On the ocean side, brackets, flue terminals and fittings corrode faster than they do inland. We repair what’s sensible and tell you plainly when the unit itself is done.
- Do you do plumbing for renovations in Marmion or Sorrento?
- Yes. We do the plumbing on bathroom, laundry and kitchen renovations, and while the walls are open we’ll tell you whether the old pipework behind them is worth replacing.
- How long does it take to get to Hillarys from Ellenbrook?
- It’s a run across the northern suburbs to the coast. Time depends on where we are and the traffic on Reid Highway and Hepburn Avenue. We give a real ETA when you call.
- Do you do gas fitting in Hillarys?
- Yes. Licensed gas fitting covers cooktops, hot water and leak checks. If you smell gas, ventilate if safe, avoid ignition sources, and call ATCO on 13 13 52 for natural gas emergencies.
