The short answer
Yes, McDermott Plumbing covers Claremont, Swanbourne, Mount Claremont, Karrakatta, Cottesloe, Peppermint Grove and Mosman Park for licensed plumbing and gas: blocked drains and toilets, hot water repairs and replacements, burst pipes and leaks, leak detection, bathroom renovation plumbing and gas fitting. Call (08) 6187 3999 or text 0406 882 648. We’re based in Ellenbrook, so this is a long run across to the western suburbs, and we’ll give you a real ETA when you ring. We stop at Mosman Park — we don’t take jobs in Fremantle or anywhere south of the river.
Claremont, Swanbourne and Mount Claremont
Claremont sits on the north bank of the Swan River. After convicts arrived in 1850, Pensioner Guards were given foreshore and Butler’s Swamp allotments, and a convict depot operated at Freshwater Bay until 1875. The Perth–Fremantle railway opened in 1881 with a station at Butler’s Swamp that was renamed Claremont in 1883, and by about 1903 almost the whole suburb had been subdivided. The Claremont Showground and the eastern half of Lake Claremont sit inside today’s boundaries. At the 2016 Census Claremont had 8,148 people.
Swanbourne was called Osborne until 1921, when it was renamed after Swanbourne House in Buckinghamshire to stop ambulances being sent to the wrong Osborne Park. It still has Federation-era homes, the Cottesloe Golf Club, Swanbourne Beach and Scotch College, and the Australian Special Air Service Regiment is based at Campbell Barracks on the coast. Mount Claremont, once Graylands, holds the former Graylands Migrant Hostel site (1952–1987) and four residential estates, including Old Mount Claremont homes from the 1940s and ’50s that border the golf course.
Cottesloe, Peppermint Grove and Mosman Park
Cottesloe is the beach suburb roughly halfway between the Perth CBD and Fremantle. At the 2016 Census it had 7,375 people, with about 18% of occupied dwellings flats or apartments and another 15% semi-detached or townhouses. The Indiana Tea House overlooking the beach went onto the Western Australian Heritage Register in 2021.
Peppermint Grove takes its name from the Swan River peppermint trees (Agonis flexuosa) lining many streets. John Butler’s 1830 Freshwater Bay grant later became the Bush Inn; after Ann Butler’s death in 1886 the land was subdivided in 1891, and four years later residents got a road board that is still Australia’s smallest LGA. Mosman Park runs about five kilometres of Swan River frontage and a short strip of ocean west of the railway. Before the 1970s it was one of Perth’s industrial centres — Holden assembled cars and trucks there from 1926 to 1972 — and at the 2021 Census it had 9,169 people in 4,113 private dwellings. Karrakatta, just inland, is split by the Fremantle line: the cemetery opened in 1899 on the south side, and Irwin Army Barracks occupies the north.
What we see from Claremont to Mosman Park
Age, the river, the beach and strata decide most of the work:
- Federation and inter-war homes in Claremont, Cottesloe, Peppermint Grove and Swanbourne: original supply pipe and old wastes joined to later bathrooms and kitchens. We look at what is actually there before we quote a fix.
- Older property sewers under mature street and garden trees. Water Corporation says homes over 15 years old are less likely to have PVC sewer pipe and more at risk from roots, and every suburb on this page is well past that.
- Apartment and townhouse blocks in Cottesloe and Mosman Park: shared stacks, risers and meter rooms. We’ll be clear about what is your lot and what is the strata company’s.
- Coastal salt air on outdoor hot water cabinets, flue terminals and exposed copper along Cottesloe, Swanbourne and the Mosman Park ocean strip.
- River-side and low-lying blocks near Freshwater Bay and Lake Claremont: outdoor gullies that sand and leaf litter choke, and access that needs planning.
- We stop at Mosman Park. North Fremantle, Fremantle and anything south of the Swan River are outside our area.

Common questions
- Which suburbs does this page cover?
- Claremont, Swanbourne, Mount Claremont, Karrakatta, Cottesloe, Peppermint Grove and Mosman Park. Subiaco and Nedlands, and Wembley and Floreat, have their own pages. We don’t cover Fremantle or anywhere south of the river. If you’re not sure, call (08) 6187 3999 with the street.
- Do you come as far as Mosman Park?
- Yes. Mosman Park is the southern edge of our western-suburbs run. Tell us the address when you book and we’ll give you a real ETA from where we are.
- Our Cottesloe apartment has a leak that seems to come from the unit above. What should we do?
- Turn off what you can inside your unit, tell the building manager and your strata company, and call us. Whether the fault is inside a lot or in a shared pipe decides who is responsible, so we’ll tell you what we find and who the report should go to.
- Our Claremont drains keep blocking. Why?
- In older western-suburb homes the usual cause is tree roots in an old sewer joint, especially with big street and garden trees. Clearing it fixes today’s blockage. If it keeps coming back, we’ll tell you what we found so you can decide whether that section needs repairing.
- How far is Claremont from your base?
- It’s a long run west from Ellenbrook across the city. Planned work gets a booked time. For an emergency, ring and we’ll tell you honestly how long we’ll be.
