Plumber in Yanchep, Two Rocks, Alkimos and Eglinton

Yanchep’s first houses went up in 1972 under Alan Bond’s Sun City plan, with the Two Rocks marina built two years later. Alkimos was still mostly native scrub and heath in 2006 and now has estates across much of it. Fifty-year-old homes and near-new ones, at the far northern end of the metro area, and a long run from our Ellenbrook base. We’ll be upfront about that.

Two eras of housing, a long way up Marmion Avenue

On paper Yanchep is huge, over 220 square kilometres taking in Yanchep National Park and a large slice of state forest, but its houses sit in a pocket near the coast around Marmion Avenue and Yanchep Beach Road. Two Rocks grew up around the marina and has spread east and south-east in recent years. The oldest of these homes date back to the Sun City years of the 1970s.

South of them, Alkimos and Eglinton are part of the Alkimos–Eglinton area the State is developing as a future satellite city. Stockland’s Amberton and Satterley’s Allara estates are still being built out in Eglinton. Marmion Avenue only reached Yanchep in 2008, and the rail extension through Alkimos and Eglinton to Yanchep opened in July 2024. Inland, Carabooda, Nowergup and Neerabup are sparsely settled rural land: plant nurseries, small farms, quarries and, at Neerabup, a small industrial area on Flynn Drive and Wanneroo Raceway.

The honest bit: it’s a long run

We’re based in Ellenbrook, in Perth’s north-east. Getting to Two Rocks means crossing to Wanneroo Road or the freeway and heading a long way north, so this isn’t a quick hop the way Malaga or the Swan Valley is for us. We still take jobs up here. What we see in Yanchep, Alkimos and Eglinton

The work splits by the age of the house:

  • Newer Alkimos and Eglinton homes: early-life faults rather than worn-out pipe. A fitting that weeps inside a wall, a flexi hose that fails, a hot water unit that was never set up right, or a drain with building debris in it.
  • Builder defects: if the house is new, the builder may be responsible for faulty plumbing they installed. Building and Energy WA says a complaint about faulty building work can only be made within six years of the work being completed, so don’t sit on it. If it can’t wait for the builder, we can fix it and give you an invoice that describes what we found.
  • Original 1970s Sun City homes in Yanchep and around the Two Rocks marina: fifty-year-old supply pipework, hot water units that have been replaced more than once, and sewer lines well past the 15-year mark Water Corporation gives for homes that are less likely to have PVC pipe.
  • Salt air on outdoor hot water units, taps and meter boxes in the first streets back from the beach at Two Rocks, Yanchep and Alkimos Beach.
  • Carabooda, Nowergup and Neerabup: longer supply runs on rural lots. We work on the house water, drains and licensed gas. Bore pumps and irrigation are usually a specialist unless the fault is on the potable side, and if your property isn’t on scheme sewer, tell us what you have when you ring so we can say straight whether it’s a job for us.
