Mirrabooka, Balga, Nollamara and Westminster
Balga took its name in 1954, from the Noongar word for the grass tree, and the State Housing Commission designed it with Nollamara and Westminster as part of the Mirrabooka Project. Westminster was the southern part of Balga until 1995, when residents asked for it to take the name of the original estate. Recent figures put about 44% of Westminster homes in private rental.
Mirrabooka itself is newer. Mirrabooka Square opened in 1979, and the suburb grew quickly in the 1980s and 1990s as bushland was subdivided, especially north of Yirrigan Drive. In Nollamara, older homes are being knocked down and replaced with townhouses, so an older house can sit next door to a brand-new pair of units.
Yokine, Dianella, Menora and Coolbinia
Before the Second World War, Yokine had one house. It boomed after the war: the streets near the golf course were mostly built by the early 1950s, the south filled in through the 1960s, and by the late 1970s the suburb was almost fully developed. Dianella, on the sandy soil of the Banksia sandplain, was formed in 1958 from several smaller localities and grew from the 1960s, north from Walter Road and Grand Promenade. Its last big estates, St Andrews, Montclair Rise and Dress Circle, were built in the early 2000s, so housing runs from modest post-war homes to large modern two-storeys.
Coolbinia and Menora were split off from Mount Lawley in 1953 and 1954. Menora has an older population than most of Perth: at the 2021 census its median age was 57 and about 41% of residents were over 65, partly because of the retirement villages there. - 1950s to ’70s sewer lines in Yokine, Balga and older Dianella. Water Corporation says homes over 15 years old are less likely to have PVC sewer pipe and more at risk from tree roots, and these are decades past that. Slow drains, gurgling toilets and an overflow relief gully that fills up are the warning signs.
- Knock-down rebuilds and townhouse infill in Nollamara and nearby streets. Each new dwelling needs its sewer and water connections sorted, and Water Corporation requires the builder’s plumber to confirm the location and depth of the sewer connection point before work starts. Ask early so it doesn’t hold up the build.
- Old galvanised or copper supply pipe in unrenovated post-war homes: low pressure, discoloured water after works in the street, and pinhole leaks.

- In older homes it’s often galvanised supply pipe that has rusted up inside, a stop tap that isn’t fully open, or a failed pressure limiting valve. Do the meter test on our water pressure page first. If the street supply is fine, we’ll find where the flow is being lost.
