Until the late 1990s this was market gardens and small rural lots, and people here wrote Wanneroo on their letters until Landsdale was gazetted in 1980. Darch and Madeley were then split off as the eastern and western halves of Cell 6 of the East Wanneroo Development Area. Most of the houses went up from 2001, so the plumbing is now in its twenties.

From market gardens to Cell 6

Landsdale used to cover a much bigger area, reaching west to Wanneroo Road. When the East Wanneroo Development Area was set up in 1996, Cell 6 was marked as a high priority and split into a western and an eastern section. After some back and forth with the Geographic Names Committee (the City’s first choice, Kingsway, was rejected as too close to Kingsley), the two halves were named Madeley and Darch in 1998, after early settler families.

Building took off from 2001. Madeley grew fast enough for a property magazine to estimate its growth at 33% a year in 2007, and at the 2016 census it had 2,274 dwellings, most of them detached houses on single lots. Landsdale is the mixed one of the three: housing around Landsdale Gardens, plus commercial and light manufacturing areas, and new schools are still opening, with Landsdale Gardens Primary starting in 2023.

Houses of the same age tend to wear out in the same ways, and this belt is a good example:

  • Hot water on the outside wall. Many homes here have a gas storage or continuous-flow unit mounted outside, often down a narrow side path. Units from the first building wave are now on, or coming up to, their first replacement.   • Blocked drains from what goes down them. Homes built from 2001 are a lot newer than Perth’s older sewer lines, so the blockages we clear here are more often wipes, fat and grease than roots.
