Plumber in Noranda, Beechboro, Kiara and Lockridge

Beechboro went up in stages from 1979 through the 1980s, mostly brick-and-tile three-bedroom homes; Lockridge started as a State Housing Commission estate in 1969, and Noranda took its name in 1977. That puts the original pipes, hot water and sewer lines in this pocket at forty-plus years.

The short answer

Yes, McDermott Plumbing covers Noranda, Beechboro, Kiara and Lockridge for licensed plumbing and gas: burst pipes, blocked drains, hot water repairs and replacements, leak detection and gas fitting. Call (08) 6187 3999 or text 0406 882 648. From our Ellenbrook base it’s a short run down Reid Highway or Lord Street, so ETAs are often reasonable.

Forty-year-old homes, close to our base

East Beechboro, between Altone Road and Lord Street, was built from 1979 to the late 1980s; West Beechboro followed in the mid-to-late 1980s. Lockridge’s first streets came after the State Housing Commission bought the land in 1969, with an urban renewal project in the late 1990s. Noranda, now in the City of Bayswater, has Lightning Swamp Bushland and the new Noranda Station on the Ellenbrook Line. Kiara sits between Lockridge and Beechboro. For us this is close to home — Reid Highway and Lord Street link it straight to Ellenbrook.

What we see around Noranda and Beechboro

Homes of this era tend to need the same things around the same time:

  • Original copper supply pipes that are starting to pinhole, especially in unrenovated Beechboro and Noranda homes.
  • Hot water units on their second or third replacement — gas storage on outside walls is common, and we can repair or replace.
  • Older sewer laterals with tree roots at the joints, showing up as gurgling toilets, slow showers or a full overflow relief gully.
  • Lockridge rentals and renewed streets: a mix of original homes and later rebuilds, with tenant repairs like leaking cisterns and blocked toilets.
  • Noranda homes near Lightning Swamp: damper ground near the bushland edge where buried supply lines can move and leak.

Hot water on 1980s homes

Many homes here are on their second or third hot water unit, and some still have older gas storage units in tight side access. If it’s leaking from the base, the tank is usually done; if it won’t light or stay lit, it may be a repair. We explain which before we start. If you smell gas, get clear, avoid switches near the smell, and call ATCO on 13 13 52 for natural gas emergencies.

Common questions

Which suburbs around Noranda and Beechboro do you cover?
Noranda, Beechboro, Kiara and Lockridge. Bennett Springs, Malaga and Morley have their own pages. If you’re not sure, call (08) 6187 3999 with the street.
How quickly can you get to Beechboro from Ellenbrook?
It’s one of our shorter runs, down Reid Highway or Lord Street. We still give you a real ETA based on where we are when you ring.
My Noranda house still has the original copper. Should I worry?
Not necessarily, but copper this age can start to pinhole. If you’ve had one leak, or the water bill has jumped, we can find the leak and tell you honestly whether the rest of the run looks sound.
Do you clear blocked drains in Lockridge rentals?
Yes. We clear property drains and toilets and report if the problem is in the Water Corporation main. Landlords and agents: send the tenant’s contact and access details when you book.
Can you replace a gas hot water system in Kiara?
Yes. Tell us whether it’s gas or electric, where it sits and how tight the access is. We’ll say whether it’s worth repairing or due for replacement before any work starts.
