Plumber in Wembley, Wembley Downs, Floreat, City Beach and Jolimont

Wembley was called Wembley Park from 1924 and shortened to Wembley in 1935, after the Church Lands, Emerald Hill and Perthshire estates were carved up and a tram line reached Nanson Street in 1927. Further west, Wembley Downs was subdivided in 1927 but building crawled along because of thick bush and limestone outcrops. City Beach was laid out on garden-city lines, and its central streets were rushed up as the 1962 Commonwealth Games athletes’ village.

Wembley and Jolimont

Wembley sits on the Spearwood Dunes, with Tamala Limestone under the surface, between Galup (Lake Monger until 2025) and Herdsman Lake. The Catholic Church bought land here in 1846–47 for the Benedictine monks’ New Subiaco mission, and the 1909 talks between the Municipality of Leederville, the Church and the owner of the Perthshire Estate led to the subdivisions that became Wembley. The Wembley Picture Theatre opened on Cambridge Street in 1937, and after the war younger families moved in while units replaced some of the older houses.

Jolimont is a small suburb: Jolimont Primary School opened in 1905, and Jolimont Swamp, with its freshwater spring, was a Noongar camp site into the mid-twentieth century. At the 2021 Census its median age was 52, well above the state’s 38, and the eastern part around the St Ives Centro retirement village had a median age of 81.

Floreat, Wembley Downs and City Beach

Floreat is the seat of the Town of Cambridge, which was created from the City of Perth in 1994. Floreat Park Primary opened in 1951, and the suburb hosted the 1962 Commonwealth Games at Perry Lakes. At the 2021 Census it had 8,621 people and 2,829 private dwellings.

Wembley Downs took its name from the local golf course and was officially approved in 1959. After the 1947 resumption and sale of 600 unpaid-rate blocks at very low prices, growth picked up in the 1950s and the area was almost fully developed by the 1970s, with a 1960s garden-suburb street plan. City Beach followed the Perth Road Board’s 1917 purchase of the Lime Kilns Estate, which was meant to become an up-to-date seaside town.

What we see in Wembley, Floreat and City Beach

Age, sand, limestone and the coast decide most of the jobs:

  • 1920s–70s sewer lines under established gardens. Water Corporation says homes over 15 years old are less likely to have PVC sewer pipe and more at risk from tree roots, and every suburb here is well past that.
  • Older houses replaced by units and townhouses, a pattern that has gone on in Wembley since the post-war years. Water Corporation notes that one 100 mm junction can serve up to five home units, so shared connections, and who is responsible for each length, are worth sorting out early.
  • Renovation plumbing: new bathrooms and kitchens joined to original wastes and supply pipe. We check what’s there before we quote a fix.
  • Coastal homes in City Beach and the western edge of Floreat: salt air shortens the life of outdoor hot water cabinets, flue terminals and exposed copper.
  • Retirement village and older-resident homes around Jolimont: reliable hot water and safe, easy-to-reach fixtures matter more than anything fancy.

Common questions

Which suburbs does this page cover?
Wembley, Wembley Downs, Floreat, City Beach and Jolimont. Subiaco and Nedlands, Scarborough, Osborne Park, and North Perth and Leederville have their own pages. If you’re not sure, call (08) 6187 3999 with the street.
Our Wembley house has been renovated and now a drain keeps blocking. Why?
A common cause is new pipework joined to an older drain, or roots in an old section. We clear it and tell you what we found, so you can decide whether that section needs a lasting repair.
We share a sewer connection with the unit next door. Who fixes a blockage?
It depends on where the blockage is. If it’s on a shared property drain, the owners are usually responsible; if it’s in Water Corporation’s main, call them on 13 13 75. We’ll tell you what we find. Our blocked sewer page explains who pays.
The outdoor hot water unit at our City Beach home is rusting. Repair or replace?
Salt air is hard on cabinets and fittings. If the tank itself is leaking, replacement is usually the honest answer; if it’s a valve or fitting, a repair may be enough. We’ll look and give you a straight view.
How far is Wembley from your base?
It’s a long run south-west from Ellenbrook across the city to the coast. Traffic changes a lot, so we’ll give you a real ETA when you ring.
